Lease vs. license
Hello Neighbors,
The Britannia Beach Community Association holds the tenure, also known as a License of Occupation for the Community Dock, Spit and Parking lot area at the waterfront in Britannia Beach. We are currently in the process of renewing our tenure with the Province. We were recently advised that we have the option to change our tenure from a License of Occupation (LOC) to a Lease. In the history of the BBCA holding the tenure this has never been offered to the Community Association before. The Province has advised that in order for us to move from a LOC to a Lease, we would need the support from the community to do so.
One of the benefits of a Lease is the length of term, we would be able to secure a Lease for a much longer term than a LOC. We cannot comment on the length of term that would be granted to the BBCA as this is solely up to the discretion of the Province, but we have been told that we could potentially secure up to a 30-year lease versus a 10-year LOC as an example. This alone is a huge win for our community and the general public. Should we successfully be granted a Lease we would be able to access grant funds for a longer period of time. As most grants have stipulation that you must have at least a 10 or 20-year term remaining on your tenure in order to access funds. We will continue to operate as we do now and public access will continue as is.

Hello Neighbors,
We want to talk about Kayak/SUP/Canoe Storage!
Now that we have your attention, we are seeking volunteers to join a BBCA sub-committee to prepare a proposal for Kayak/SUP/Canoe Storage options. There have been two locations proposed: 1) being at the marina, on the spit beside the shed or 2) by the creek / near entrance to beach.
This sub-committee would be responsible for sourcing possible storage options and their respective costs, determining which location would be more suitable, and potential fundraising ideas to cover the costs. This proposal will need to be presented to the BBCA Executive and once agreed will be presented to the community association members for final agreement.
Should we able to source and raise funds for storage space, a lottery will occur based on those who have put forth their names for a storage spot. An annual fee and some volunteer hours will be required.
It is important to note that storage space will be limited and this storage option will not be adequate to provide storage for the whole community. Those who would like a spot or would like to join the sub-committee should send your request via email to [email protected]

Hello Neighbors,
We are presently ramping up for the 2021 Boating Season. As you may have noticed we are a seasonal facility, the docks do not operate year around due to inclement weather and strong winds during the fall and winter months. We typically open the facility back up in the Spring while our dock members pull the docks out and install them for the season. We have also performed much needed maintenance to the access road and parking lot to improve public access. Our shed is currently in the process of being re-built as well. We continue to improve the area to encourage use and access of the foreshore for all.
You may have also noticed that there has been a lot of work going on at the dock while we are prepping the new (to us) concrete docks to be anchored into position for the season. This has increased the number of hazards and we are asking those of you who come down to the area to exercise extreme caution and please stay off the concrete docks until they are all properly in place.
We would like to further clarify any misinformation regarding the dock. The Britannia Beach Community Association (BBCA) holds the tenure for a portion of the land and the water lease for the area within the breakwater. The BBCA also procures liability insurance for these areas which is a requirement of our tenure mandated by the Province. Therefore, the BBCA must do all things reasonable to ensure the safety of the public. We are in the process of re-vamping our website and once completed a copy of the tenure will be posted in pdf format.
The dock is not subsidized by anyone or any entities, other than the dock members themselves who pay annual moorage fees and complete 20 mandatory volunteer hours each boating season/year. It is from these hours and these fees alone that maintenance and improvements are possible. The dock also “tips out” a percentage of moorage fees to the BBCA for managing and operating the dock. Community events hosted by the BBCA are funded from the moorage fees tipped out. The BBCA does not have any other income streams aside from community grants from time to time or donations.
We have a locking gate to the marina. This gate code is available to all Britannia Beach residents upon request and is not meant to restrict your access to the community dock in any way. The gate is supposed to be open from dawn until dusk, however sometimes this isn’t possible unless the gate is opened by someone using the dock. If you cannot access the dock, please call/text me anytime for assistance and I would be happy to ensure you have access (778-995-3644).
We have received an increase in the number of folks looking to get on the waitlist. I thought it would be beneficial to explain the wait list protocols to the community:
In order to get on the waitlist, we require an application to be completed which can be obtained by emailing [email protected]. There is a $25 application fee payable to the BBCA and there are 10 volunteer hours required to be completed in order to be eligible for a slip (should one become available). Upon receipt of your application, you will be added to a dock waitlist text group where you will receive updates regarding work parties where you can complete your 10 hours. Once you have completed and submitted your hours to the Harbourmaster, you will be added to a seniority waitlist, and should a slip become available you will be contacted in order of seniority. We do not allow vessels in excess of 30 feet, with the exception of those who have been grandfathered in. Not all slips allow for a 30 foot boat; as new slips become available, current members have first right of refusal to these slips.
We also offer temporary moorage and have three designated slips (or two depending on the vessel size) that are available once the dock opens. Temporary moorage starts at $35 per night or $135 per week, with a maximum two-week stay. You are able to reserve in advance. We have received a positive response from the public regarding these temporary slips, as we continue to provide access to the foreshore and moorage to those who may not be able to find it elsewhere.
